Before Changing Your Home's Natural Brick


Drive through any established neighborhood around the university or the older residential streets. You will see the trend. Homeowners are taking classic red brick houses and covering them in bright whites, muted creams or deep charcoals. The change is immediate. It takes a home built in the 1970s and makes it look like a modern farmhouse. But choosing a painted brick finish without considering the consequences can harm your home.

But beneath that fresh layer of color, a serious structural issue often begins to develop. Exterior brick was never engineered for standard house paint. When you apply a non-breathing film over masonry, you change how the building handles water. That choice leads to hidden decay. It ruins your walls.

The Way Clay Masonry Handles Moisture

East Alabama weather brings heavy downpours, thick summer humidity and sudden winter freezes. Clay brick survives these intense shifts. It is a porous material. Think of it as a hard, dense sponge. When a severe thunderstorm sweeps through the area, the brick absorbs a small amount of rain.

Once the storm passes and the southern sun comes out, that moisture evaporates. The water escapes back into the air through the tiny open pores on the surface of the brick. The wall stays dry and stable. The entire system relies on this constant ability to breathe.

Problems arise when you coat the surface with standard exterior paint. Latex and acrylic coatings form a solid, plastic-like layer over the clay. Water still finds a way behind the masonry through small roof leaks, failing window caulking or the damp ground. But once the moisture gets inside the wall, the paint locks it in place. The water can't escape.

The Destructive Cycle of Trapped Water

Trapped water inside a masonry wall doesn't stay still. It causes severe damage when winter temperatures drop. When liquid water turns to ice, it expands with immense force.

The expanding ice has nowhere to go. It pushes hard against the frozen clay pores, trying to break free. Since the exterior paint creates a tight seal, the pressure builds up right behind the outer face of the brick. This force eventually fractures the clay material.

Understanding Spalling Damage

You will first notice the problem when the paint begins to bubble, blister and peel. If you press on those bubbles, the hard outer skin of the brick will often crumble away into red dust. Once that tough exterior face is gone, the soft inner core is exposed.

Rainwater easily turns the soft interior clay into mud. Over a few seasons, the structural strength of your load-bearing walls degrades. A wall meant to last a century can become structurally unstable in less than a decade.

Shifting Ground and Hidden Foundation Cracks

Our local red clay soil adds another layer of difficulty. This soil expands dramatically when wet and shrinks during hot dry spells. The constant ground movement causes residential foundations to settle. This shifting often creates fine, stair-step cracks along your mortar joints.

Some property owners look at these cracks and assume paint will solve the problem. That is a mistake. Painting over a settling crack does nothing to fix the movement under the house. The building will continue to shift. The movement will quickly tear through the new paint layer.

Before you alter the look of your exterior, the underlying structure must be stable. Loose mortar must be removed. Damaged joints need fresh mortar that matches the strength of the original brick. Hiding structural flaws under a layer of paint only allows the damage to worsen out of sight. 

Breathable Choices for a Modern Look

If you want a lighter color, you don't have to risk your walls. You can use specialized materials designed to work with the natural properties of the brick.

  • Limewash finishes use a traditional mixture of slaked lime and water that binds chemically to the clay.

  • Mineral silicate stains penetrate deep into the masonry pores instead of sitting on the surface.

  • True masonry stains change the color of the brick permanently while leaving the pores completely open.

These alternatives allow water vapor to pass through the wall freely. Your home can dry out naturally after a spring storm. This prevents the freeze-thaw destruction caused by standard paint. Limewash also ages beautifully. It wears away slowly over several decades instead of peeling off in large sheets like latex paint. This gives your property a classic look that fits the traditional local architecture.

Neighborhood Restrictions and Future Upkeep

Before you invest in any exterior coating, check with your local homeowners association. Many subdivisions in our area enforce strict architectural guidelines. Some neighborhoods completely ban painted brick because the change can't be undone easily. Others keep a specific list of approved historical color palettes and material types.

Getting an unapproved project approved later can be incredibly difficult. If you violate neighborhood rules, you might face steep fines or a legal demand to remove the coating. Removing paint from brick requires professional sandblasting or heavy chemical stripping. This process is expensive. It often causes permanent damage to the historic brick face.

The Maintenance Commitment

You should also calculate the long-term cost of upkeep. Natural brick requires zero maintenance for generations. Once you apply a coating, you commit to a permanent cycle of work.

The red clay dirt in our region splashes up against home foundations during heavy rainstorms. This clay leaves dark stains on light surfaces. You will need to wash your walls regularly to keep them looking clean. A typical painted brick exterior also requires a complete recoating every five to seven years to prevent a weathered appearance. 

Preparing the Walls for a Long Life

If you choose a breathable mineral coating, the prep work takes far longer than the actual application. You can't apply a quality finish over dirty, oily or decaying masonry walls.

The brick must be thoroughly cleaned to remove years of environmental soot, mold and dust. Any loose or crumbling mortar must be raked out to a clean depth. Masons then pack the joints with fresh mortar. If you skip these preparation steps, the new finish will fail to bond. You will end up with splotchy colors and peeling spots across your home.

Updating your property is an excellent way to protect your investment. But you must respect the science of the materials. Brick is an incredibly durable asset when it can function the way it was designed.
